Apartments & Utilities

At Webster Station Flats, we offer studio, one-bedroom, and two-bedroom apartment homes ranging from 547 to 1,326 sq ft. View current availability on our Floor Plans page or contact our leasing team for more details.

Each apartment home includes features such as luxury finishes, built-in closets, stainless steel appliances, an in-unit washer and dryer, quartz countertops, and hardwood-style flooring. Features vary by floor plan.

Residents are responsible for electricity, water/sewer, trash, and Spectrum internet service. Utilities are not included in rent. Internet service is added at move-in, and utility billing for water/sewer, trash, and electricity typically begins 4–6 weeks after move-in.

Yes. Residents are required to maintain renters insurance with a minimum of $75,000 in liability coverage.

Rent & Payments

Rent is paid online through Domuso using ACH, debit, or other approved payment methods.

Yes, residents can enroll in autopay through the resident portal.

Rent is due on the 1st of each month.

If rent is not received by the 1st, a $50 late fee is applied on the 2nd. If payment is not received by the 5th, an additional fee is assessed, bringing total late fees to $250 as of the 6th.

Leasing, Applications, & Tours

Lease terms range from 6 to 13 months, depending on availability.

Applications can be completed online by selecting your preferred floor plan and submitting the required information.

At application, a $60 application fee (per applicant or married couple) and $150 toward the administrative fee are due.
Prior to move-in, residents pay the remaining $250 administrative fee, prorated rent, and any applicable pet fees. A full cost summary is provided before lease signing.

Applicants must demonstrate net income of at least 2.5x the monthly rent and meet standard credit and rental history criteria. Full qualification details are available upon request.

Applications are processed instantly through our screening partner, Findigs, with most applicants receiving a decision immediately after submission.

We offer in-person and virtual tours. Tours can be scheduled online or by contacting the leasing office.

Pets

Yes. Webster Station Flats allows up to two pets per apartment home, with access to nearby dog parks and walking trails located close to the community.

Yes. A maximum of two pets are permitted per apartment home. Combined weight limits apply: up to 75 lbs for first-floor apartments and up to 55 lbs for upper-floor apartments. Breed restrictions apply, and all pets must be registered prior to move-in. Contact the leasing office for full policy details.

A one-time pet fee of $350 and monthly pet rent of $50 per pet apply.

Amenities

Residents enjoy amenities such as a state-of-the-art 24-hour fitness center, coworking lounge, club room, coffee bar, controlled access entry, and on-site management.

Yes, most community amenities are included in rent. Optional add-ons, such as reserved parking, are available for an additional fee.

Yes. Select amenities, including the fitness center, coworking lounge, club room, coffee bar, and controlled building access, are available 24 hours a day. On-site management is available during posted business hours.

Yes, select spaces can be reserved. Contact the leasing office for availability and details.

Yes, guests are welcome in accordance with community guidelines. Guest limits may apply.

Parking & Transportation

Parking options include reserved surface lot parking for $75 per month, as well as free street parking adjacent to and behind the community.

Parking is first-come, first-served. Residents who rent a parking pass are guaranteed a space within the reserved lot.

Yes, guest parking is available on nearby streets adjacent to the community.

Yes. EV charging stations are available in the parking lot. Please contact the leasing office for current pricing and usage details.

Yes. The community is conveniently located near I-75, State Route 4, and local bus routes.

Maintenance & Repairs

Maintenance requests can be submitted through the resident portal or by contacting the leasing office.

Yes, emergency maintenance is available 24/7.

Webster Station Flats is located in Dayton’s historic Webster Station neighborhood, offering convenient access to dining, entertainment, shopping, and everyday essentials. The community is situated between 2nd Street Market and Little Fish Brewing Company, just steps from Day Air Ballpark, Miami Valley Hospital, Pins Mechanical, Silos, Mikey’s Late Night Slice, and many other local favorites.

The Webster Station neighborhood has deep roots in Dayton's history. The buildings now occupied by Little Fish Brewing Company, 2nd Street Market, and Webster Station Flats were originally part of the historic rail district. Little Fish Brewing Company served as a loading platform, 2nd Street Market operated as the train depot, and the original Webster Station building housed freight and materials for transport. The elevated train tracks added in 1939 can still be seen surrounding downtown Dayton today.

Windsor Companies preserved this history through the design of Webster Station Flats, incorporating industrial-inspired architecture, dark exterior finishes, train-car blueprint artwork in the lobby, and community branding that pays homage to the neighborhood’s railroad heritage.
